Before you list your home…
walk through it once — not as the owner…

But as the buyer.

Step 1 — Pause at the Door

Stand at the entrance for 10 seconds.

What do you feel?

• Clean and ready
• Or slightly off

First impressions don’t announce themselves…
they’re felt instantly.

Step 2 — The First 60 Seconds

Walk in slowly.

Look for:

• Smell (musty, stale, overly perfumed)
• Temperature (too warm, too humid)
• Lighting (dim, uneven, mismatched)

If something feels off… it already is.

Step 3 — The “Signals Check”

Now walk room by room and scan for:

Small Details That Speak Loudly

• Yellowed smoke detectors
• Loose outlets or missing covers
• Dirty vents or filters
• Sticking doors or sliders
• Minor unfinished repairs
• Burnt-out or mismatched light bulbs
• Cracked or moldy caulking
• Dust buildup on vents or returns
• Loose handles or hardware
• Paint touch-ups that don’t match

These don’t look like problems…
They look like patterns.

Step 4 — Kitchen & Bathrooms (High Alert Areas)

Buyers pay extra attention here.

Check:

• Under sinks (any moisture or staining?)
• Faucet pressure and movement
• Cabinet alignment
• Grout condition
• Cleanliness around fixtures

These rooms influence trust more than any others.

Step 5 — Windows, Doors & Movement

Open and close everything.

• Do doors glide or stick?
• Do locks feel solid?
• Do windows operate smoothly?

If it feels off to you…
It will feel worse to a buyer.

Step 6 — The Exterior Reality Check

Walk outside like a buyer pulling up.

• Landscaping trimmed?
• Mildew or discoloration?
• Clean entryway?
• Fence straight and stable?

Curb appeal isn’t about beauty…
It’s about confidence.

Step 7 — The Silence Test

Stand still.

Listen.

• Loud AC?
• Strange sounds?
• Water running?

Buyers notice what breaks the calm.

Step 8 — The “Would I Question This?” Test

In every room, ask yourself:

“If I didn’t own this home… would this make me hesitate?”

If the answer is yes…

That’s a negotiation point waiting to happen.
